Main spaces




Amenity space


The overall masterplan has from day one allowed for coherent courtyard spaces for student use. These spaces as well as being extensively planted will also allow for outdoor students activities.


Common Room


The space and its relationship to the rest of the student accommodation have already been described in terms of space relationships and functionality and the intention of this section is to describe and illustrate the visual quality of the spaces.


Gym


The gym is treated in the same manner as the common room. Raw materials exposed concrete soffits and good lighting. We have located the gym at ground level adjacent to the Southern courtyard. This will animate the courtyard space and promote outside gym activities and sports. The gym area is 210 sqm and can hold approximately 30 pieces of equipment.


Communal kitchen


The communal/bookable kitchen/dining space plays an important role in the life of the student accommodation. It brings students from different cluster flats together for food events, birthday parties, study groups etc. the space comprises a kitchen, an island unit and a long table.


Library


The library study space in modern student accommodation is very much the “serious” social hub. There should be state of art IT infrastructure available.


Cinema


At The Grove this space is on the lower level adjacent to the laundry. These spaces are more often used by groups of students playing computer games. Again, this activity helps to bring together students that might not normally meet.


Bedrooms


The design of bedrooms has altered over recent years. The basics however are the same. Each room is 12m2 in area and 8 rooms form a cluster flat with communal kitchen.


Kitchens


The kitchens are very much the social hubs of the cluster flats. The area of the kitchen is generally set by the number of student residents multiplied by four.
Dining tables are sized for eight people with benches for flexibility. Soft seating is included and a panel at the back of the kitchen area allows a TV to be positioned that can be viewed from both the dining table and sitting area.




Accessible Room


The room is a self-contained studio with kitchen and shower room designed to achieve full accessibility. Finishes, lighting and services are consistent with other rooms and the space is fully inclusive and part of the student accommodation.

SPECIFICATION


Reception / Security


One of the most important rules in the design of student housing is that there should only be one entrance. This entrance should lead to a manned reception desk where a member of staff recognises the person coming through the door and can question strangers/assist visitors.


Retaining Boundary Landscape


The site at present has a mature tree zone on the western and southern boundary. This is a fantastic asset and we are planning to retain as many trees as possible, both from the visual barrier angle but mainly for the bio-diversity dimension. This landscape environment will also enhance the proposed nature trail.


Nature Trail / Public Open Space


The concept of the buildings with landscaped amenity courtyards is very much to do with healthy living, exercise and nature. We are lucky the site comes with substantial quantities of trees and the intention is to allow the public as well as students access to these green places.


Distinctive Elevation on Arrival


At the present time the site at Our Lady’s Grove begins to form a space until the western edge (our site) is reached where it fades out. This western edge of the master plan should have a more distinctive character which will generate a memorable sense of place.

THE GROVE


This proposal addresses the significant shortage of off-campus purpose built, high quality student accommodation in the area and proposes the creation of new student housing for 698 students.


The new student accommodation will form the western side of the Our Lady’s Grove masterplan and will create a strong architectural edge with high quality architecture and landscape. The proposal addresses issues of possible overlooking and removal of existing trees and the intention is that the new student accommodation will act as a good neighbour in the existing residential area.


The architects have substantial experience in the creation of student accommodation and have completed a new student housing scheme at Aungier Street in central Dublin.
This Design Statement sets out the architectural concepts behind the new Grove student accommodation. They involve the activity relationships in the plan, bulk and massing, through to materiality and elevation design. The document should be read in conjunction with reports produced by the other Grove design team members.

THE GROVE


Views of site


The site is located at Our Lady’s Grove, Goatstown south of Dublin. The land has been cleared and is bounded by Jesus and Mary College Secondary School to the north and east, the residences on Larchfield Road and Friarsland Avenue to the south. In addition there are residences on Friarsland Road to the west. To the north are residences on Roebuck Downs.


Grove After School Care


The existing Grove After School Care buildings comprise a single storey classroom/entrance block with a two-storey accommodation block extension, along with a separate prefabricated temporary classroom building. The accommodation block is currently unused and in a state of considerable disrepair, as is the temporary prefabricated building. As these elements of the After School Care are no longer required, the proposal is to demolish both and make
good the original external facade of the single storey building. These works are to provide safety to children and to ensure the continued operation of the facility.


Site Constraints


The site is clearly defined and is relatively flat. The edge of the site to the west and south is bounded by a substantial tree belt comprising deciduous/evergreen varieties. These trees are of substantial height. (Refer to Arboricultural Report by Treefile Ltd - January 2021.) The topography of the site slopes down towards the North West corner of the site which allows us to naturally form a semi basement
at this position of the site.


Masterplan


The existing urban design experience of entering the educational campus of Jesus and Mary Secondary School and Our Lady’s Grove Primary School on the northern side and the recently constructed 5 storey residential building on the southern corner is one of imbalance. In addition it is an environment overwhelmed by the traffic infrastructure of the two roundabouts and extensive car parking for the secondary school.
